Property Maintenance Manager

Hiring company: Norman's Cay Source: LinkedIn Bahamas ABOUT THE ROLE The Property Maintenance Manager is responsible for the day-to-day execution of all maintenance operations across Norman’s Cay—preventive, corrective, and project-based. This is a hands-on leadership role that requires direct oversight of maintenance crews, management of work order flow, and close collaboration with the development team to support active construction and renovation scopes. The ideal candidate combines strong technical trade knowledge with the organizational discipline to run structured maintenance programs and the operational flexibility to manage contracting work for the development team on short notice. They are a problem-solver who gets things done in a resource-constrained, remote environment. KEY RESPONSIBILITIES Preventive Maintenance • Develop, implement, and manage a structured preventive maintenance (PM) program for all buildings, mechanical systems, electrical infrastructure, HVAC, plumbing, and equipment. • Maintain PM schedules, completion records, and asset service histories. • Ensure all critical systems have documented inspection protocols and service intervals. • Coordinate with the CMMS (MicroMain/UpKeep) to log, track, and close out all PM work orders. Corrective Maintenance • Lead and direct the corrective maintenance team in responding to breakdowns, failures, and unplanned repairs across all property assets. • Prioritize and triage reactive work orders; ensure timely resolution and root cause documentation. • Manage emergency repairs with urgency while minimizing disruption to operations and residents. • Track corrective maintenance trends to identify recurring failures and convert them into permanent fixes. Contracting Work for the Development Team • Serve as the primary maintenance interface for the development team on active construction and renovation projects. • Manage and supervise subcontractors and trade crews executing maintenance-related scopes within development projects. • Review work scopes, issue work orders, and ensure deliverables meet quality standards and project timelines. • Coordinate scheduling and logistics for contracted work, including materials procurement and labor coordination in a remote island context. • Maintain records of contracted scopes, change orders, and completion sign-offs. Property Inspections & Reporting • Conduct regular walkthroughs and inspections of all property assets; document findings and assign corrective actions. • Generate weekly and monthly maintenance reports including work order status, outstanding issues, and spend summaries. • Report directly to the Estate Manager on maintenance performance, resource needs, and critical risks. Team & Resource Management • Supervise, schedule, and develop a multi-trade maintenance team (electricians, plumbers, general technicians, carpenters). • Manage parts inventory, consumables, and tool tracking; coordinate procurement of materials through the operations team. • Enforce safety standards and ensure all maintenance activities comply with applicable regulations and site protocols. • Maintain organized maintenance records: SOPs, service logs, warranties, and contractor documentation. REQUIREMENTS • Bachelor’s degree in Facility Management, Engineering, Construction Management, or a related technical field preferred; equivalent hands-on experience considered. • 10+ years of experience in facilities maintenance or property maintenance management, preferably in resort, hospitality, or remote property environments. • Strong technical competency across multiple trades: electrical, mechanical, plumbing, HVAC, and general construction. • Experience managing structured PM programs and CMMS platforms. • Demonstrated ability to manage subcontractors and contracted scopes within a development or construction context. • Highly organized with strong work order management, documentation, and reporting discipline. • Capable of operating effectively in a remote, resource-constrained island environment with limited supply chain access. WORKING CONDITIONS • Full-time on-site presence required at Norman’s Cay, Bahamas. • Role involves physical site inspections, outdoor work in a tropical climate, and direct hands-on engagement with maintenance operations. • Must be adaptable to island logistics and the supply chain constraints inherent to remote operations.
