Position Summary
Brickell Management Group is seeking a Vice President of Construction and Development to lead the planning, execution, and delivery of the company’s development portfolio across the commercial, residential, hospitality, and industrial sectors. The Vice President will hold senior executive responsibility for the full development lifecycle, from land acquisition support and feasibility through design, entitlements, preconstruction, construction, and turnover, and will lead and develop the project teams responsible for delivery.
The successful candidate will be a proven builder and developer who combines deep technical construction expertise with commercial judgement, and who can run multiple concurrent projects to schedule, budget, and standard while building the internal capability of the company’s development organisation.
Reporting Relationship
The Vice President of Construction and Development reports to the President and serves as a member of the executive leadership team. Project managers, construction managers, and development staff report through this position.
Key Responsibilities
Development Leadership
• Lead the company’s development pipeline across commercial, residential, hospitality, and industrial projects, from initial concept through stabilisation and turnover.
• Direct feasibility analysis, due diligence, and underwriting support for prospective acquisitions and developments, including constructability reviews, cost estimates, and delivery schedules.
• Oversee the entitlement and approvals process, including town planning submissions, building permits, environmental approvals, and utility coordination.
• Manage the selection and performance of architects, engineers, and consultants, and direct the design process to align product quality, cost, and programme with the project business case.
Construction Execution
• Direct all preconstruction activities, including budgeting, value engineering, procurement strategy, contractor prequalification, bidding, and contract negotiation.
• Oversee construction delivery across all active projects, holding general contractors and trades accountable for schedule, cost, quality, and safety performance.
• Establish and enforce project controls, including cost reporting, schedule management, change order governance, payment certification, and risk registers.
• Lead the closeout process, including commissioning, punch list completion, occupancy approvals, warranty management, and handover to operations or ownership.
Financial and Commercial Management
• Own project budgets and proformas through delivery, reporting variances early and driving corrective action to protect returns.
• Negotiate and administer construction contracts, consultant agreements, and major supply arrangements on terms favourable to the company.
• Support financing processes, including lender reporting, draw requests, and inspections, and coordinate with insurers, quantity surveyors, and monitors.
• Identify opportunities to improve cost efficiency, procurement leverage, and delivery methods across the portfolio.
Team Leadership and Organisational Development
• Build, lead, and develop the construction and development team, including recruitment, mentoring, performance management, and succession planning.
• Establish standardised processes, templates, and reporting disciplines that raise the consistency and professionalism of project delivery across the company.
• Foster a culture of accountability, safety, and quality across internal teams, contractors, and consultants.
Quality, Safety, and Compliance
• Ensure all projects comply with applicable building codes, planning conditions, environmental requirements, and health and safety regulations.
• Set and enforce quality standards appropriate to each asset class, including the elevated finish and guest experience standards required for hospitality product.
• Implement site safety programmes and ensure contractors maintain safe working conditions and adequate insurance coverage.
Stakeholder Management
• Represent the company with government agencies, regulators, utilities, lenders, investors, joint venture partners, and community stakeholders.
• Provide clear, regular reporting to the President and ownership on portfolio status, risks, and key decisions.
• Maintain strong relationships with the local contractor, consultant, and supplier market to secure capacity and competitive pricing.
Qualifications and Experience
Required
• A bachelor’s degree in construction management, civil engineering, architecture, or a related field.
• A minimum of twelve years of progressive experience in construction and real estate development, including at least five years in a senior leadership role directing multiple concurrent projects.
• Demonstrated experience delivering projects across two or more of the following sectors: commercial, residential, hospitality, and industrial, with the ability to operate credibly across all four.
• Proven track record delivering projects on schedule and on budget, with direct responsibility for budgets, contracts, and project controls.
• Strong command of construction contracting methods, procurement, cost management, scheduling, and project delivery structures.
• Experience leading, building, and developing project teams, including project managers, site staff, and consultants.
• Working knowledge of building codes, planning and permitting processes, and construction health and safety requirements.
Preferred
• A master’s degree in a relevant discipline or a recognised professional designation such as PMP, chartered engineer, or chartered builder status.
• Experience developing and delivering projects in The Bahamas or the wider Caribbean, including familiarity with island logistics, import supply chains, and hurricane resilient construction.
• Experience with hospitality development and the coordination of brand, operator, and design standards.
• Experience supporting land acquisition, underwriting, and investment decision making.

Terms of Engagement
The position is full time and based in Nassau, New Providence, with regular site presence required across active projects. Compensation will be competitive and commensurate with experience, and may include performance based incentives tied to project and company results.
